I have been a resident of the Las Vegas valley for 33 years. Of those 33 years I have dedicated 26 years to real estate. My accomplishments include:
- I began my real estate career as a realtor/property manager in 1979 in the state of Nevada
- Owned and operated Nelson Homes Realty/Property Management from 1986-1993
- Formed the Property Management Division for Realty Executives of Nevada in 1993
- Employee/part-owner for Coldwell Banker/Premier in 1996-1998 to form their Property Management Division
- 1998 purchased Premiere Property Management from Coldwell Banker

1. Agency Alternatives:
I will review agency alternatives that are available to you and potential lessees. My role as your agent for the different agency relationships and the representation of your interests will be presented for your consideration.
2. Marketing Action Plan:
I will review with you a marketing plan designed to mobilize every possible local and national resource to maximize exposure of your property and to achieve the highest possible value.
3. Competetive Market Analysis:
I will review with you current market information and will help you determine the most effective pricing strategy for your property.
4. Estimated Proceeds:
I will review with you an estimate of the proceeds you can expect from the leasing of your property.
5. Home Enhancement:
I will review with your methods to enhance your property's ability to attract lessees and to achieve the highest possible value.
6. Office/Broker Promotion:
I will actively promote your property to all Coldwell Banker Premier Realty sales associates, and to other brokers and sales associates in our local market.
7. After Lease Service:
I will be available after the closing to assist you in following up on any remaining details or service needs.
8. Multiple Listing Service:
I will submit your property information to our local Multiple Listing Service for exposure to other brokers, sales and leasing associates.
9. Property Information:
I will make available a description of your property to local and out-of-town lessees and, to brokers, sales associates, and leasing agents.
10. Direct Marketing:
I will promote your property through direct mail and/or personal contact marketing to targeted market and lessee segments.
11. Premier Yard Sign:
I will place the Premier Property Management yard sign on your property, subject to local
ordinances, to help generate calls from prospective lessees.
12. Property Advertising:
I will arrange for a color photograph and a description of your property to receive world wide exposure through several different internet sites including: lasvegashomesforrent.com and clarkcountyrentals.com, 123rentahome.com, lasvegaspropertymanagement.com until it is leased.
13. Lease Offers:
I will review all lease offers and assist you in negotiating favorable terms.
14. Lessor Disclosure:
I will present your written disclosure regarding the condition of your property to prospective lessees. You will keep me informed of any changes to keep the information current on the disclosure form.
15. Home Warranty:
I will discuss with you the information and benefits of a warranty on the operating systems of your house to help keep the cost of repairs to a minimum.
16. Market Activity Report:
I will provide you with a regular report on current market conditions, and on lessee and marketing activity on your property.
17. Qualified Tenant Screening:
I will make every effort to arrange for pre-qualified lessees based on credit, income, employment, and previous tenancy.
18. Closing The Lease:
I will monitor the progress of the transaction including the satisfaction of contingencies and conditions from acceptance of the contract to the end of the lease.
19. Home Warranty Repairs
We will coordinate with builder's home warranty customer service dept to effectuate repairs. |
